An Electrical Installation Condition Report, or EICR, gives homeowners a clear picture of the safety and condition of their fixed wiring. It can identify issues that are easy to miss during everyday use, from loose connections to inadequate earthing, and helps you decide whether repairs, further investigation or a full rewire may be needed.
What happens during an EICR?
An EICR has two distinct parts: a visual inspection and a series of electrical tests. The electrician first looks at the consumer unit, cables, switches, sockets and other accessories, checking their condition, suitability and signs of damage or poor workmanship.
Testing then checks whether the installation is operating safely. Depending on the property and the circuits involved, an electrician may isolate sections of the system and use instruments such as an insulation resistance tester, continuity tester, earth fault loop impedance tester and RCD tester. These tools help confirm that protective conductors, insulation, earthing and automatic disconnection arrangements are working as they should.
The inspection is not simply a quick check that the lights and sockets work. Some faults are only revealed by measurements, while others, such as scorch marks or an unsuitable DIY connection, are identified by careful visual examination.

Common reasons an installation receives an unsatisfactory result
Older properties often contain a mixture of original wiring and later alterations. Extensions and loft conversions, including those commonly carried out on homes in Bromley, can add circuits that were not integrated correctly with the existing installation.
Inadequate earthing or bonding is a frequent concern because these arrangements help reduce the risk of electric shock. An electrician may also find damaged sockets, cracked switches, loose faceplates or accessories showing signs of heat damage. These faults should not be ignored, even if the item still appears to work.
Overloaded circuits can develop when several high-demand appliances are connected to wiring that was not designed for the load. Signs may include regularly tripping protection, warm plugs, discolouration or a smell of hot plastic. At the consumer unit, melted insulation, scorch marks, buzzing or excessive heat may indicate loose connections or overheating and need prompt attention.
RCD protection is another common finding. Modern safety expectations require suitable additional protection for many socket outlets and outdoor supplies, but older installations may not have it. An RCD can disconnect power quickly when it detects an imbalance, helping to reduce the risk of serious electric shock.
DIY alterations are also regularly recorded. Examples include incorrectly connected sockets, borrowed neutrals, exposed cable joints, unsuitable junction boxes and lighting changes made without proper testing. Deteriorated insulation, caused by age, heat, moisture or mechanical damage, may create leakage or short-circuit risks even when there are no obvious symptoms.
Understanding EICR codes
The report uses classification codes to describe the seriousness of each observation. The overall result may be satisfactory or unsatisfactory, depending on whether faults requiring action have been recorded.
C1, C2, C3 and FI in plain English
C1 means danger is present now. The electrician should make the situation safe immediately where possible, because someone could be at immediate risk of electric shock, fire or another serious hazard.
C2 means the issue is potentially dangerous. It may not have caused an incident yet, but remedial work should be arranged urgently to reduce the risk. A report containing a C1 or C2 will normally be classed as unsatisfactory.
C3 indicates an improvement is recommended. It does not mean the installation has failed the report, but upgrading the issue may bring the property closer to current safety standards. Not every older installation must be brought fully up to the latest standards if it remains safe and compliant with the requirements that applied when installed.
FI means further investigation is required. The electrician has found something that cannot be confirmed safely or conclusively during the inspection, so additional access, testing or specialist assessment is needed before the condition can be decided.
“Requires urgent remedial work” does not automatically mean the whole house needs rewiring. It means the specific dangerous or potentially dangerous issue should be dealt with promptly, with the necessary work based on the fault and its cause.
Value for buyers and renovators
An EICR can be especially useful before buying a property or planning refurbishment. It provides evidence about the condition of the existing installation before walls are opened, new appliances are added or an extension is designed.
A report may show that targeted repairs, a consumer unit upgrade or additional circuit work is enough. In other cases, widespread deterioration, outdated cable types, repeated alterations or poor test results may support a house rewiring plan. This information helps you budget realistically and prevents a rewire decision being based only on the age of the property.
It is sensible to share the report with your electrician before renovation work begins. New kitchens, loft conversions and extensions can place extra demands on the installation, so planned circuits, earthing and protection should be considered from the start.
